Abstract

The purpose of the graduation thesis is to examine the position of potential buyers and tenants regarding the choice of buying or renting the flat or the house. I have accomplished the analysis of the viewpoints through responses to the online survey. I have set up 6 complexes of hypothesis, each of which has dealt the interviewees with its own point of view: regarding their age, the income per family member, sex, the target group, attained level of education and also regarding if the interviewees have decided to buy or to rent real estate. The first part presents the general analysis of the responses and the second part presents more detailed analysis of the answers on the basis of Hi2 tests. On the basis of the results of analysis I have found out that the tolerance to disturbing factors in the surroundings is not statistically significantly dependent on the age of interviewees. I have established that from the height of income of the interviewee is statistically significantly dependent the importance of low price per m2 of real estate and the choice between buying and renting, but not also a willingness to compromise on the choice of residence for the economic and financial crisis. I have also established that from the interviewee's sex it is statistically significantly dependent the nearness of kindergartens, schools and employment but not the nearness of shops. The results of analysis have shown that from the target group it is statistically significantly dependent on the selected type of real estate and the choice of above standard real estate on the elite location. The results of analysis have also shown that the importance of the land register settlement is statistically significantly dependent from the interviewee's achieved level of education. And finally from the type of chosen transaction it is statistically significantly dependent the importance of quality materials, peaceful location and the nearness of kindergartens and schools but not the importance of economical plan, the nearness of shops, employment, stations of public means of transportation and the location in or near the city centre. Results can be used as a start point for making different decisions regarding real estate.
