Abstract
The authors investigate the preferences of real estate developersfor investments in an area with highly praisedhistorical heritage: the Old Arsenal of Venice. A ConjointChoice Analysis survey has been undertaken among 146operators likely to consider investment in Venice.From the information provided by the respondentsemerged that the existence of conservation constraints isfar from being the main consideration, while investors considerpredominantly, together with cost and location, thefull property and the possible uses.
